Why I am showing you both

302 Seagrass is the one that matters.

1,238 square feet, built 2012, three bedrooms — within twenty feet of your floor plan. It took 89 days. The 2,340 sf house on Meadowgrass took 36. Square footage is doing more work in this neighborhood right now than the neighborhood is, and any plan that ignores that costs you a summer.

This is the evidence the plan is built on. Every one of these is someone else's house — different lot, different condition — but the size-matched list is the shelf your buyer is shopping. That list, not the new-build list, is what sets the launch price on the next page.

The one still sitting

543 Meadowgrass launched at $339,900, cut to $324,900, and is 154 days in without closing. Overpricing does not get corrected by time. It gets corrected by discount.

Blue Stem remembers

149 Blue Stem sold twice — $290,000 in 2022, then $300,000 in 2023. Buyers who shop this street have a memory, and I plan for that.

That is the whole strategy in one line. Five of the six size-matched sales in The Meadows closed between $282,500 and $310,000 — $290,000 to $300,000 sits right in the middle of the range buyers in this community actually pay. Launching at $315,000 buys us the room to find out whether the market will stretch above it. The schedule makes sure we find that out in weeks instead of seasons, and small $5,000 moves keep the listing reading as deliberate rather than desperate. A house that cuts $15,000 at once teaches every buyer to wait for the next one.

The honest headline: at a $315,000 sale, what reaches you lands in the low $290,000s — somewhere between $33,000 and $37,000 short of the $329,000 you need, depending on the buyer-side commission and any repair credits. That gap is too wide to force with a price cut, and I would rather say it now than in November. Run it yourself below.
